Character of the place
Nozawa Onsen has been a working onsen village since the 8th century — long before it became a ski destination. The 13 free public bathhouses sit at the foot of slopes that drop directly into the village, which is what makes the place feel different from a purpose-built resort: people live here year-round, the post office is open on weekdays, and the bakery off the main street has done one thing well for forty years.
Who tends to buy here
Returning skiers who started visiting in their twenties and now want a base. Onsen lovers who use the property year-round, not just December–March.
Things to know before you offer
Hot-spring rights vary lot by lot — some are transferable, some are not. The village's building covenant limits exterior colours and rooflines in the historic core.
