Born in Nozawa. Built for buyers who care.

We are a small team of three. We grew up in these valleys, learned construction here, and now help overseas buyers join the place we never quite left.

How we started

In 2019 a couple from Singapore asked us, in halting Japanese, whether the boarded-up house at the end of our lane was for sale. It wasn't. Two months later it was. We rebuilt it together. That winter we opened Nagano Estate.

We've been busy since. Northern Nagano has changed rapidly — JAPOW, the shinkansen extension, the post-Niseko ripple of overseas interest. Our role is to make sure the change stays graceful.

What we don't do

We don't list properties we don't represent. We don't scrape third-party portals. We don't accept fees from both sides of a transaction. Every listing on this site is sourced through a signed source-contract held in our office in Iiyama.

If the heated-floor system is older than our memory, we say so before you ask. Surprises during contracts are the most expensive kind.

Always. In English by default; Japanese if you prefer. We don't sell to inboxes that have already gone cold.

By Zoom or in person, before the offer. We bring the due-diligence pack — title type, road frontage, BCR/FAR — printed on paper.

Stay reachable after the keys.

Tax-agent introductions, snow removal contacts, the contractor who knows the back wall. The hand-off is the thing.
